1. THE SERVICE WE OFFER
We offer an advertising service for the rental of holiday properties in almost all the countries of Europe.
How does your advertising service work?
If you own a property that is available for holiday rental, you can advertise it on the TempoRento.com and Recreatiewoningen.nl sites. Your name, telephone, fax numbers and link to your own website appears on the advertisement, so potential guests contact you direct to make the bookings. We charge you an advertisement fee of 50 euro's for every advertisement per year, without any obligation. Read more about prices and how to pay in paragraph 6.
2. HOW TO PLACE YOUR PROPERTY ADVERTISEMENT ON-LINE.
How do I fill in my property details on-line?
It's easy, just click Login, fill in the registrationform with your own personel details and choose your own username and password. Direct after you have send this registrationform you can place an advertisement on our site.
Do I have to fill in the details on-line?
It is much easier to fill in the details on-line, as you can preview your
advertisement and check that all the spelling and details are correct.
You may wish to print out the advertiser input screens before you start filling in the details, so you can think about what you want to put where. It is also a good idea to draft the copy for the descriptive text in your usual word processing package, and paste it into the appropriate text input boxes when you are happy with it. This is not only easier for you, but it saves on-line time as well.
Do I have to fill in all the boxes?
Yes, please fill in all the information boxes. These are used to make sure your property is featured if visitors to the site search for properties with the given keywords. So if you have that feature, and you have not filled in the boxes, then if people are looking for a property with that feature, your property will not be listed in the search results.
Most especially, please keep you availability up to date - not only is the availability service a key attraction for visitors to the site, but properties are listed in the search results by the date when the availability was last updated, so if you update your availability regularly, your property will appear higher up the list.
Saving and Previewing
When you are happy with the information you have entered, and at any time while you are keying in, you can click the "Send" button. This will save the information you have typed in onto the on-line database. It is a good idea to do this regularly, and you must send before you leave one screen and go on to the next.
After saving the changes, you can click the "Go" button on the frontpage to see how your advertsiement will look with the changes.
How long will it take for my advertisement to appear on the site?
If you use the on-line forms your advertisement will appear on the TempoRento.com and Recreatiewoningen.nl site immediately after you have submitted your input.
3. LAYOUT AND COPY OF ADVERTISEMENTS
Can I change the layout of the advertisements?
No, we have a standardised layout for our advertisement pages. We have designed and evolved this standardised layout since the beginning, and we get frequent accolades about the design of the site. So we are pretty confident that our layout is the best possible and it ensures that Internet users can get the information they
require quickly and easily.
Can I change the copy in the checklists?
No, the copy in the location type, property theme, and accommodation and facilities checkboxes are generated automatically from the database and cannot be changed. So, for example, it can only say "Swimming Pool". If you want to point out that the pool is 20 ft long and heated, you can enter that in the text of your advertisement.
What style of copy should I use?
The length of copy is sometimes restricted, especially at the beginning of the
advertisement, as we know that Internet users do not have the patience to read
long reams of copy when they first click on an advertisement. But remember that
an Internet advertisement is not like a small classified ad where every line
costs more. So write clear, complete sentences, and avoid abbreviations.
Avoid writing words in all capitals as it is less legible, and is considered to be rude in Internet etiquette. Remember that your advertisement will be read by people of all nationalities.
Do you check the copy that I put in?
Yes. We have always taken effort (and a little pride!) in the content of the
advertisements on the TempoRento.com site. We spell-check the copy of each
advertisement, and check the sense and consistency. Our on-line database gives you the ability
to key in the descriptions of your property, but in order to maintain the quality and excellent
reputation of temporento.com we will continue to check the content of the
advertisements. As access to the site is now open to any one through our on-line database, we
must also be extra vigilant to make sure that we filter out any unsuitable
language or material that a tiny minority of disruptive people may try to put
on the site.
4. HOW TO PLACE PHOTOGRAPHS ON THE SITE
With our system it is easy to place serveral digitale photographs on the site. The first photograph you add will been also seen as the "mini-photo" in the right corner of the search results. All the photos will been shown on your own advertisement.
What format should that digitale photograph be in?
Use JPEG format. We recommand a size of 20 x 15 cm / 7,8 x 5,9 inches with 72 pixels/inch. Of course you are free to choose your own size because it depends more or les of the quality of the picture you have made. A wellknown programm to manupilate the photographs is Adobe PhotoDeluxe Business Edition.
If you need any help you send the pictures by e-mail to info@temporento.com and we will resize the pictures to the best format and add them to your advertisement.
Sending your photos by e-mail?
If you have a good quality scanner, we can accept files of your photos in a JPG / JPEG format by E-mail. The image must be at least 500 pixels high, set to minimum compression in 24 bit RGB colour. Send your photos by e-mail to info@temporento.com.
What if I don't have digitale pictures or scanner?
You can send us good original photographs by post. Just put the photographs in a strong envelope, and enclose them in some extra sheets of paper to avoid them getting bent. Please also enclose a note with your name, address and if possible your contact number, so we know which advertisement the photos are for. Label the back of the photographs lightly in pencil, or on a sticky label - ink can smudge the front of other photos!
How do I change "Mini Photo" that appears in the search results?
The search results defaults to displaying a "mini-photo" of the photo that appears top left in your advertisement. To display a different photo in the search results as your "Mini photo," go to your "Property Details" data input screen. At the bottom, where you have entered the captions to your photos, click on the radio button next to the photo you wish to appear as your mini-photo and then save your change.
What quality of photo do you require?
Great photos are probably the most important selling tool on your advertisement. You can use a professional photographer, but most of the photos on our site are taken by the owners. Just make sure you send well-lit, bright, clear photographs, taken on a sunny day. Include both exterior and interior shots.
Do you return the photos?
We usually keep the photos in case we ever need to re-scan them. But if you want them back, please make sure you attach a note asking us to return them, together with a self-addressed envelope. We will return your photos after your advertisement appears./b>
5. ADVERTISING A PROPERTY WITH MORE MORE THAN ONE RENTAL UNIT
The TempoRento.com site displays the individual properties where people will spend their holidays - not examples of properties in a given area. This is why people come to our site, and we believe it is the key reason why the site is so successful.
I have more than one rental unit on my property - how can I advertise them all?
Most properties consist of one single unit for rental on one site. Our charge
for a standard page of advertising covers one page and one listing in the Index
pages, and search results. If you have more than one rental unit on
the same site (e.g. three apartments in the same building, or a farmhouse
with three separate cottages) you can now advertise both the whole property
(for larger parties who may wish to rent all the cottages or apartments) and
also have separate photos, full details of the accommodation, and availability
details for each individual rental unit.
6. PAYING FOR YOUR ADVERTISING
How much does it cost to advertise?
Till 1 february 2004 we offer our advertise service for free. In januarry 2004 all advertisers will be informed by e-mail about the termination of our free services and how to proceed with the paid advertise service we offer.
An advertisement, shown on the site temporento.com and recreatiewoningen.nl costs only 50,00 euro per year. All services and assistance included.
How can I pay for my advertising?
Our preferred method of payment will be the on-line payment with the Visa or Mastercard.
It is also possible to transfer the payment to the bankaccount of:

Do you send a receipt?
If you require a record of your payment, just print out your order form. If you
require a full VAT receipt, please send us an reguest and one will be sent to you.
7. RECEIVING BOOKING INQUIRES
How do I receive booking inquiries?
Visitors to the site who are interested in booking your property can contact you by telephone, fax, by e-mail with the special informationform or they click through to visit your own website.
How do I receive the e-mail inquiries work?
Visitors to the site who want to send you an e-mail booking inquiry click on the
'contact owner' e-mail link from your advertisement. This gives them a standard form to fill in their name, telephone number and e-mail address plus any other questions they may wish to add. When they click the "Send" button, the e-mail is
sent directly to your e-mail address from the TempoRento.com site. A copy
is also sent automatically to us, which we store in our archives.
What if I lose my e-mail files?
If you happen to have problems with your e-mail or loose your e-mail files, we
are able to send you another copy from our archives.
What if I am not always at home or at work to pick up my e-mails?
If you are regularly away from your home or office, the best solution is to use a web-based e-mail service, for example Hotmail.com. These services allow you to pick up your e-mails from any Internet terminal (e.g. an Internet cafe) anywhere in the world.
What if the person making the inquiry puts in the wrong details?
Unfortunately there is nothing we can do. We receive exactly the same
information as you do. If some one puts the wrong e-mail address or the wrong
telephone number on the booking inquiry form, it is like leaving the wrong
number in an answer-phone message - there is nothing we can do to check it.
If I advertise more than one property do I have to enter my contact details separately for each advertisement?
No. The database remembers your contact details and automatically enters them in the contact details for any new advertisements you place.
Can I enter different contact details for different advertisements?
No, you cannot enter different contact details for different advertisements.
8. MAKING CHANGES TO ADVERTISEMENTS
Can I make changes to my advertisement?
Certainly! If you wish to make changes to your advertisement, you can do so at
any time. Just go back into the advertiser log-in screen, enter your password and username, select the property and update the details in the appropriate box. Full instructions are given on the screen.
How soon will the changes appear?
We do not check information like your contact details, your availability or
the database rental rates, so this information is updated as soon as you finish entering it.
You are therefore totally responsible for the accuracy of these items.
Can I enter special offers for my property in my advertisement?
We are currently working on databasing special offers for your properties - this feature is coming very soon.
Can I put a different property in my advertisement?
No. Each advertisement has a specific property number and is linked to specific
property. Visitors to the site often print off details and keep a record of the
property number of properties they are interested in. If they return to the
TempoRento.com or Recreatiewoningen.nl site, and a different property with that number, they would, understandably, get confused. Also, if you change the property details and show the same photographs, that is serious misrepresentation.
9. MAXIMISING YOUR RENTAL BOOKINGS
What can I do to get the maximum rentals from my advertising on
TempoRento.com?
We make sure your advertisement is seem by interested people all over the
world. But to maximise your bookings, there are some other things you must do
as well:
- Take care with writing the ads, effective advertisements have strong
headlines and well written copy
- Choose good photographs The Internet is a visual medium, and good photos
are very important. So send us well-lit, bright, clear photographs, taken on a
sunny day. Extra photos cost very little, but they do make a real difference.
- Keep your rental rates clear, simple and realistic. Check the rates of
similar properties on the Holiday-Rentals.com site. If your rates are
significantly higher than the average, your advertisement will have to explain
why.
- Keep availability updated - see above.
- Reply quickly to inquiries. People looking at the site Holiday-Rentals.com
site are often wanting to book quickly -if they do not get a reply from you,
they will book somewhere else.
- It is a good idea to include well written follow-up details with your
response to every e-mail inquiry. At this stage people are interested in your
property, and any extra bit of information will influence their decision.
- Be enthusiastic, courteous and professional with people making inquiries.
If you are not enthusiastic about the delights of your property, you cannot
expect people to want to rent it. Be patient and courteous, even if the answer
to a question is already given on your advertisement. The person making the
inquiry may be new to the Internet and may not have worked out how to use all
the features of the TempoRento.com site, such as the availability. So make
sure their Internet experience is a good one!
10. WHY DON'T YOU DO ON-LINE BOOKINGS?
Our site only is an advertsing portal and we have nothing to do with renting out holidayhouses.
The properties on our site are unique and individual, not a commodity like a room in a hotel chain. Most people like to e-mail or call the owner, or agent, just to check the details of the property or the location, or ask a question that has not been covered in the text of the advertisement.
It is the responsibility of the owner to give the right description of the house and his surrounding and to give all the relevant information and to give the property owners the right to decide who stays in their homes.
Those personal contacts - even by e-mail - make all the difference. Many of our visitors and advertisers say that is one of the great benefits of using the TempoRento.com site.
11. What determines the order of the properties in the indexes?
When a visitor uses the keyword search or the destination finder,
the ordering is determined by the search engines view of the relevance of your property to the keywords you have entered. So it is important to add all the relevant keywords in your advertisement.
For all the other indexes / search results on the site using the property finder,
the ordering is dependent the "last updated" date on the availability chart. The property with most recently updated availability comes at the top of the list. The "last updated" date is updated whenever the availability is updated by the advertiser since the availability was updated.
The property finder (which includes the availability search) is the major search functionality on the TempoRento.com web site, and the site visitor can always page through the indexes to see an entry for every property that matches the search criteria.
What is Recreatiewoningen.nl?
Recreatiewoningen.nl is the same site which exclusively features the French properties advertised on TempoRento.com. It will be targeted specifically at people who want to rent properties in The Netherlands.
Why have you launched Recreatiewoningen.nl?
We have launched Recreatiewoningen.nl to improve the effectiveness of our service with no extra cost or effort by our advertisers. Uniquely in this competitive market, we have a comprehensive site and leading edge technology which enables us to publish a great selection of properties just for visitors of the the dutchmarket with properties all around the Europe.
Why have you only launched a separate site for The Netherlands?
We have started with Recreatiewoningen.nl, because we are settled in The Netherlands. An important part of our visitors come from the site Recreatiewoningen.nl.
Will you launch other sites for other markets?
We are testing the concept for The Netherlands, and if it is successful, we will launch a range of other sites - obvious candidates would be Spain, Portugal and Italy, as well as Cottages, Villas. The other great thing about having such a comprehensive site, is that the opportunities are almost endless!
How long will my advertising subscription last?
Your subscription for both TempoRento.com and Recreatiewoningen.nl sites lasts for 12 months from the day your advertisement goes live on TempoRento.com. After this period it is up to you to go on for another year. You will receive an e-mailreminder from our administration before the year is passed.
